Service life is typically 50-60 years, after which the surface mortar matrix starts to break down and the colour fades.

Clay Plain Tiles
Clay plain tiles are smaller (165 x 265mm typically), laid in a double-lap pattern, and have a service life of 60-80+ years. They're the original covering on most pre-1940 Leicester semis and many of the older village cottages. The clay surface weathers slowly and develops the characteristic mottled red-brown patina that gives older houses their character.

Modern dry-ridge and dry-hip systems use mechanical fixings — stainless steel clamps, screw-in clips, dry-fix sealing strips — that don't rely on mortar at all. We can either repoint a traditional system back to as-new condition, or retrofit a dry-fix system that won't need attention again. Either is a 1-3 day job depending on the length of ridges and hips involved.
Valleys (the angled gutter where two slopes meet) are usually lead-lined on traditional roofs and need lead replacement every 80-100 years. Modern alternatives include GRP valley troughs and aluminium dry valleys — both lower maintenance than lead, both visually different from the original.

How long do concrete tiles last?
50-60 years for the body of the tile. The surface coating fades after 25-30 years (which is cosmetic, not functional). After 50+ years the underlying matrix can start to crumble and individual tiles become more fragile.

Three main causes: nail or peg failure (after 50+ years on older roofs); failed underlay no longer holding the tile against the wind; or wind damage in a recent storm. We'll diagnose which on a site visit.
Should I retrofit dry-ridge instead of repointing?
