Why Metal Is Coming Back On British Roofs
Metal roofing has gone from a purely industrial finish to a serious choice for high-end residential and contemporary commercial work over the past two decades. Standing-seam zinc and aluminium profiles — long, narrow panels with raised standing joints between them — give a clean, modern, sharply defined look that suits new-build architecture, contemporary extensions, and listed-building barn conversions where a traditional tile or slate would look wrong.
Modern metal systems also outperform traditional materials on durability and weight. A standing-seam zinc roof has a service life of 80-100 years and weighs less than 10kg/m² — about a quarter of the weight of clay tile. That makes it ideal for retrofits onto older structures where the original roof structure can't take a heavier replacement, and for modern timber-frame houses where weight saving matters.
Standing Seam Vs. Profiled Sheet
Standing seam (sometimes called angle seam or double-lock) uses long panels with the joints raised vertically and folded over each other. The fixings are concealed inside the seam, so the surface of the roof is unbroken metal with no visible screws or rivets. This is the premium domestic and architectural finish, and it's what we install most often on contemporary houses and high-spec extensions in Leicester.
Profiled sheet (corrugated, box-profile, sinusoidal) uses pre-rolled sheets fixed through the corrugations or troughs with exposed fasteners. This is the standard finish on agricultural buildings, industrial units, warehouses and similar functional buildings — cheaper, faster to install, but visually more utilitarian.
Material Choices: Zinc, Aluminium & Steel
Zinc — usually pre-weathered grey-blue zinc from VMZinc, Rheinzink or similar — is the classic standing-seam material for high-end residential. Self-protecting patina, 80-100 year life, beautiful matt grey colour that develops over time. Most expensive option but the most architecturally significant.
Aluminium is lighter, cheaper, available in a wide range of colours via PVDF coatings, and gives 50-60 years of service. Excellent choice for coastal applications because it doesn't rust. Most modern domestic standing-seam jobs use aluminium rather than zinc on cost grounds.
Steel (galvanised, plastic-coated, Plastisol) is the standard for industrial and agricultural roofs — cheap, durable, available in any colour, but susceptible to coating breakdown over time. 25-40 year life depending on coating quality and environment.
Detailing Matters More Than The Material
Metal roofing relies entirely on its detailing — the seams, the upstands, the eaves and the flashings — to keep the rain out. Get any of those wrong and the roof leaks regardless of the material. We work to the manufacturer's design details on every project (specifically VMZinc, Rheinzink and Kalzip technical guidance) and provide the as-built drawings and lap-test records as part of handover. The visible result is a clean architectural roof; the invisible result is one that doesn't leak.
Frequently Asked Questions
Are metal roofs noisy in the rain?
Not when properly installed. Modern systems use a continuous structural deck, breather membrane and acoustic underlay below the metal, so the noise inside is no louder than under a tile or slate roof.
How long does metal roofing last?
Pre-weathered zinc: 80-100 years. PVDF-coated aluminium: 50-60 years. Plastisol-coated steel: 25-40 years. The standing seams and folded details typically outlast the structure underneath them.
Will metal rust?
Zinc and aluminium do not rust. Steel will rust if the coating breaks down, which is why coating quality matters so much on steel roofs.
Can you fit metal over an existing tile roof?
Not usually — the existing tiles need to be stripped and a structural deck installed for the standing seam to fix into.
What's the cost compared to tile or slate?
Standing-seam zinc is typically 2-3 times the cost per m² of a quality concrete tile roof. Aluminium standing-seam is 1.5-2 times.
